As a real estate investor who self-manages, I have been using Quickbooks for all my property management accounting for close to ten years now. Now that I am up to 75 rental apartments and I also have real estate investors as property management clients, I am transitioning over to Propertyware, but Quickbooks has been great for me up to this point. The trick is, however, to set it up properly for your rental property portfolio and you will get no help for this Quickbook?s support staff or any Quickbooks ?experts? unless they personally have property management experience. While Quickbooks is a great software platform that can be customized for any business, I have heard many complaints from friends and clients that after hiring a Quickbooks ?expert? to set up their company, it didn?t fit their needs. I am a firm believer that in order to set up Quickbooks properly for any business, the person setting it up not only has to understand how Quickbooks works, but they must also have a thorough working knowledge of how the particular business processes transactions on a daily basis.
Property Management for Beginners with Quickbooks: Tenants, Vendors and Classes
If you are new to property management or a beginner with Quickbooks, that?s ok. What you need to remember is that as long as you can understand the overall concepts of how money flows in and out of your business and how to relate that to your Quickbooks ?accounts?, you will be fine. As you progress with your understanding by using the software correctly, you will be able to build upon your experience and increase functionality beyond basic accounting. Two things to understand from the get go. Everybody who pays you money for the use of your product (rental apartments) will be set up in Quickbooks as Customers (your tenants). Anybody you pay money to, may it be a plumber, Home Depot or office supply store will be set up as a vendor. The second thing is you will want to be using a feature called ?classes?. Each individual property will be class, and each apartment associated with that rental property will be a sub-class of the primary property. For example, if you own a two family house with the addresses of 32 Paradise Lane with apartments A and B, you would set up a class for 32 Paradise Lane and two sub-classes, Apartment A and Apartment B. Here is a screen shot of the class list in my Quickbooks for Mac 2012 for a building with six rental apartments. They share addresses on Magazine St and Third St in New Orleans, LA so I named the building Magazine/Third and then set up a sub-class for each individual apartment address.
The reason we use classes, which are different than accounts, is that Quickbooks allows to link any transaction whatsoever to a specific class. So whether it is a rent deposit from a tenant, a security deposit, a payment to a plumber or a mortgage payment while these transactions may be recorded in your checking account register along with transactions relating to other rental properties, they are now tagged to the specific property which will come in very handy when you are generating reports for your accountant or just searching for a transaction quickly to troubleshoot a possible error. Accounts: Bank Accounts, Income Accounts and Expense Accounts Of course you will want to set up at least one bank account. I find it much more efficient to use just one checking account for all my rental properties. This should suffice if you are an individual real estate investor or only operate under one partnership or LLC. You can also setup a sub-account under your bank account for each property, but i do not recommend this. The use of classes eliminates the need, and I have found that sub-accounts can lead to accounting errors that would not occur otherwise. Income and expense accounts are categories to which you want to reference on a regular basis. These can be building repairs, insurance, rental income or mortgage interest. These also can have sub-accounts so you may want to create an expense titled ?Building Repairs? and add sub-accounts like labor, HVAC, or materials. Or where I live and do most of my business, the New Orleans real estate market, I have insurance sub-accounts titled ?property?, ?flood? and ?liability?.
Generating Reports in Quickbooks for your Property Management Business
I am not going to generate a report and post it here as I am not interested in publicizing my personal financial information on the world wide web, but I will say that the report I use by far the most because it is best for reporting to my accountant with this property management setup is the Custom Summary Report. You can filter it by the class so you can show the income and expense by account for each property separately simply by applying that class to the report.
Advanced Property Management Accounting with Quickbooks
Over the years I have expanded the detail of how I track my rental real estate business in Quickbooks. Everything I have showed you in this post is enough get the ball rolling. However as you gain a better understanding of the software and property management, you will begin to add accounts, use split payments and other features to be more efficient. For example you may decide to have Quickbooks invoice your tenants automatically, creating an alert that rent is due and printing an invoice that you can mail toward the end of the month as a reminder.

The Hocking County Sheriff's Office says 35-five-year-old Shantel Parker, of Laurelville, was arrested Friday at Ohio State University hospital on warrants charging her with two counts each of felonious assault, corrupting another with drugs and endangering children.
Investigators say Parker has been providing heroin and other drugs to her children, ages 14 and 16, for several months.
The teens have been placed with the county children's services agency. Parker was to be jailed in Franklin County to await a hearing and transport to Hocking County. She was in custody and couldn't immediately comment.
The Logan Daily News reports Parker had studied nursing from 2008 to 2010.

Illegal orangutan trader prosecuted
ScienceDaily (Feb. 23, 2012) ? The Wildlife Conservation Society (WCS) and the Sumatran Orangutan Conservation Programme (SOCP) has just announced Sumatra's first ever successful sentence of an illegal orangutan owner and trader in Medan, North Sumatra, Indonesia.
The seven-month prison sentence is only the third for Indonesia, despite orangutans being strictly protected under Indonesian law since 1924.
Although there have been over 2,500 confiscations of illegally held orangutans in Indonesia since the early 1970's, the first actual prosecution of an illegal orangutan owner occurred in Borneo in 2010, and now in Sumatra with this case in 2012.
The case began with the confiscation of a young male orangutan named Julius last July in Mardinding, Karo District, in the province of North Sumatra. The owner was allegedly trying to sell the orangutan, which was believed to be three years old.
The raid was conducted by the Indonesian Ministry of Forestry's Directorate-General for Forest Protection and Nature Conservation (PHKA), working in conjunction with WCS's Wildlife Crime Unit and the veterinarian and staff of the SOCP.
The Wildlife Crime Unit, created by WCS in 2003 and funded by the U.S. Fish and Wildlife Service and other donors, provides data and technical advice to law enforcement agencies to support the investigation and prosecution of wildlife crimes.
The SOCP, implemented by the Swiss-based PanEco Foundation, and the Indonesian NGO YEL (Foundation for a Sustainable Ecosystem) have operated the only orangutan rescue center in Sumatra since 2001 and have so far reintroduced over 150 confiscated ex-pet orangutans back to the wild. Julius is now being cared for at the SOCP's orangutan quarantine center near Medan, with just over 50 other orangutans also being prepared for a return to the forest. After spending 30 days in quarantine, Julius is now living in a socialization cage, which allows him to adapt to the presence of other orangutans. Though the road to full rehabilitation might still be a long one, Julius is making excellent progress and is expected to be released back into the wild in the future.
The sentence reflects an increase in activity and action to combat the illegal wildlife trade in Indonesia in recent years. In the last two years there have been more than 20 arrests for illegally possessing or trading protected wildlife, including the critically endangered Sumatran tiger and pangolin.
The prosecution is in full compliance with the Indonesian Government's own National Orangutan Conservation Strategy and Action plan, launched in 2007.
The majority of illegal pet orangutans are a byproduct of forest clearance for palm oil plantations and of conflicts between farmers and orangutans that raid crops in converted agricultural areas. In most cases, they are not hunted specifically for food or trade in Sumatra, but are more "refugees" from forests that no longer exist.
Conservationists believe Julius's mother was killed at the time of his capture. Relatively few orangutans are actively traded in Sumatra, but the SOCP and PHKA still confiscate around 30 illegal pets each year, whose mothers have been killed.
The Head of Natural Resources Conservancy Agency (BBKSDA) North Sumatra, Arief Tongkagie, said: "Based on the successful completion of this case, our hope is that in the future more people will be willing to report crimes against orangutans."
According to Panut, Chairman of the Sumatran Orangutan Conservation Forum (FOKUS): "Increased efforts to curb crimes against orangutans will provide a deterrent effect to traders."
The Wildlife Conservation Society is actively trying to reduce the damaging impact of the illegal wildlife trade.
"We commend Indonesia's Ministry of Forestry's Directorate-General for Forest Protection and Nature Conservation (PHKA) for taking a hard stance on wildlife trade, which is threatening to destroy the country's natural resources," said Dr Noviar Andayani, Director of the WCS Indonesia Program. "We are hopeful that this prosecution sends a clear message that illegal wildlife trade will not be tolerated in Indonesia."
Live orangutans sold in Indonesia, or exported illegally to neighboring countries, are kept as pets or in private collections. Other wildlife traded for food, medicines, skins, biomedical research, souvenirs and pets from Indonesia include rhinos, elephants, tigers, birds, bears, orchids, marine and freshwater fish, turtles, fragrant timber, pangolins, corals, snakes, bats, sharks, and rodents.
"Working closely with law enforcement is a key component in the fight against illegal wildlife trade," said Joe Walston, WCS Executive Director for Asia programs. "If governments want to protect their wildlife resources, they need to be serious about enforcement. Clearly Indonesia is taking a lead on this front."
Ian Singleton, Director of Conservation for the PanEco Foundation and the person in charge of the SOCP, said: "It's absolutely fantastic to finally have a prosecution of an illegal orangutan 'owner' in Sumatra, but it's also long overdue. With this sentence, as long as it is widely publicized in the region, anyone considering capturing, killing or keeping an orangutan illegally will certainly think twice about it, and hopefully the numbers being killed and kept in the coming years will begin to decline."

Lindsay Lohan To Host 'SNL' For First Time Since 2006

Live from New York, it's Lindsay Lohan! The embattled actress will host "Saturday Night Live" on March 3, the show has confirmed. This will be the fourth time she takes the "SNL" stage, where she'll be joined by musical guest Jack White. In a statement to CNN, her rep said, "Lindsay is very much looking forward to hosting SNL and working with the incredible cast, crew and writers to put on a memorable show."
Her probation restrictions are lifted in March, just in time for her to host. Meanwhile sources tell TMZ that Lohan called up "SNL" head honcho, Lorne Michaels, asking if she could host an episode this season. After several conversations, Michaels and Lohan settled on the March date.
The source adds that Lohan has always loved hosting the show and looks to Michaels as a father figure.
Since Lohan first hosted "SNL" back in 2004 at the tender age of 17, the actress has been through quite a lot, including multiple court appearances and several jail stints. In the years since, she's had a hard time reigniting her once-thriving movie career. Most recently she was attached to a Linda Lovelace biopic, but she eventually lost the role. She last hosted "SNL" in 2006.
While Lohan has had a hard time booking movie gigs, she did make headlines when she appeared in Playboy in December. In the issue, the actress opened up about her public woes.
"Looking back, I probably would have listened to and taken more advice from the people whom I admire and would have followed through with it more," she said. "My stubbornness at 18 and 19 years old got in the way. During the past five years, I've learned that time flies faster than you think, and because you only live once, you have to learn from your mistakes, live your dreams and be accountable."

DAKAR, Senegal (AP) ? Senegal's government said Monday that one of the candidates vying to unseat the nation's elderly leader in this week's election has recruited a militia in a bid to install chaos and make the country ungovernable.
Serigne Mbacke Ndiaye, spokesman for Senegal's 85-year-old President Abdoulaye Wade, refused to identify the candidate and said that authorities would reveal the breadth of the plot in coming days. He said that the unnamed candidate had appointed a retired army colonel to recruit a militia, made-up of 200 ex-soldiers.
"Beyond these 200 soldiers recruited and led by the colonel, there are also youths being recruited in the neighborhoods and in the interior of the country," Mbacke said.
"Those who think that we don't know, let them understand that we have formally identified them. We know who's in charge of recruiting, how much they are paid per day, who is financing it," he said. "Those that are behind this plot are after one thing only ? blood. That lots of blood be spilled in our country. The fundamental thing for them is that chaos installs itself in the country so that the nation becomes ungovernable."

As the crowd gathered at the mouth of the bustling Sandaga market in Dakar, a young man held up a cardboard sign that said, "Don't touch my table." It's a reference to the destructive tactics of opposition supporters, who have dragged the market tables used by women to sell their vegetables into the streets in order to set them on fire.
On Sunday, there were fires every few hundred yards in Dakar, fueled by the tables of streetside sellers, and by the tires of people's cars.
While Wade's popularity is at a low point, opposition activists have also started to frustrate the population because their protests have often degenerated into vandalism and disrupted daily commerce. On Twitter, people began re-tweeting a comment calling for opposition leaders to reimburse around $130,000 in lost goods to the "marchands ambulants," or walking sellers of Dakar whose livelihood has been most affected.
